- THE SITE -

The site is located on the south-eastern edge of Wrington, between the Cox’s Green Phase 1 Development and Havyatt Road.
The 5-hectare site is comprised largely of agricultural land, with the northern part of the site previously developed as part of the existing farmstead.
The site is within walking distance of local shops and services and is near to the Havyatt Road Trading Estate which offers some employment opportunities. The site area proposed for residential development totals 2.4 hectares and is within Flood Zone 1 only and is therefore at the lowest risk of flooding.
The site is located outside of Wrington’s Conservation Area; however, Highgrove Strategic Land are committed to ensuring that and development would be sensitively designed. The site is also one of the few areas of suitable, developable land around Wrington that is not protected by Green Belt, which protects the northern and eastern sides of the village.
The application will be accompanied by technical reports in relation ecology (including extensive habitat surveys), landscape, access and highways, drainage, and design.

Our Emerging Masterplan

Approximately 80 much-needed homes, including 30% affordable housing

A new access point via Whiting Way, with a potential additional pedestrian and emergency vehicle access onto Cox’s Green

A network of onsite green infrastructure, including publicly accessible parkland, providing recreational benefits and protecting and enhancing land for wildlife

A sustainable urban drainage system (including attenuation basin) to manage water on site and reduce the risk elsewhere

Play space for new residents and the wider community

A network of formal and informal footpaths and circular walking routes
- THE BENEFITS -

Significant contribution to housing supply in Wrington by delivering a mix of housing types, including affordable housing

A new play space and parkland for Wrington’s residents will be provided in the heart and to the south of the site

The landscape-led design will retain key views into the site from Havyatt Road by limiting development to the south of the site

A network of footpaths will provide public access to the site and provide safe, off-road walking routes between Havyatt Road and Cox’s Green

The scheme could assist in the delivery of the proposed Congresbury/ Churchill/ Wrington/ Burrington/ Blagdon Strategic Cycle Route

New homes will assist in sustaining the existing facilities and services in the village and support new amenities

Over £2.0m in annual resident expenditure in the economy to support local shops and services

Over £500,000 towards local infrastructure improvements via Community Infrastructure Levy

Financial contributions towards education, open space and community facilities subject to discussions with the Council.

An estimated £385,000+ of first occupation expenditure (spending to make a house ‘feel like a home’)
- CONTEXT -
North Somerset Council is struggling to find enough suitable sites to meet its new annual housing target of 1,593 homes. To meet this challenge, new approaches to development are required.
The consultation paper on additional sites for the Regulation 19 Local Plan has categorised Wrington as a sustainable location with services and facilities and potential for future housing.
This makes Wrington a logical place to direct some additional future growth. Much of North Somerset faces environmental and technical constraints. Land at Cox’s Green, Wrington offers an excellent opportunity to deliver market and affordable homes without impacting the Green Belt or important heritage assets such as All Saints Church and the Conservation Area. New homes in Wrington will assist in sustaining the existing facilities and services in the village and supporting new amenities.
With the exception of Gatcombe Orchard (which is under construction), there are no allocations proposed within the new Local Plan for Wrington. This contrasts other villages which are proposed to deliver greater levels of housing. Compared to other sites within the village we consider that Cox’s Green is the most appropriate option to accommodate additional housing growth and that an appropriate and attractive scheme can be delivered.
